Property Management:

 

 

  • Advertising the availability of the property by the full use of appropriate media of communications, such as newspapers, internet, the display of signs on the premise, and in addition listing the property with cooperating agencies.
  • Negotiating and executing on behalf of the owner all long and short term leases..
  • Collecting all rents, security deposits, utility bills, and all other receipts on behalf of the owner.
  • Cash deposits or transfers to the owners bank accounts upon request from the funds collected by us
  • Paying owner's property insurance and condo costs and other payments as instructed.
  • Handling requests for repairs and maintenance.
  • Arranging and making payment for required repairs or maintenance work.
  • Providing owner with itemized and computerized periodic reports.
  • Periodic inspections of the property during the lease term in order to ensure proper maintenance.
  • Periodic inspections of a vacant property in order to ensure proper maintenance.
  • Arranging tenant notices and evictions when necessary.
  • Evaluating market conditions in relation to your property's rental value.
  • Tenant screening by personal interview, prior to acceptance.
  • "Move in" and "Move out" inspection-condition summarized with a report list of furniture and utility readings.
  • Management fee for residential property - 10% of the monthly income.  In addition there is the agents fee equivalent to 1 months rent for finding a tenant.

 

Maintenance

 


We have  full time maintenance staff available 24 hours a day 7 days a week for small repairs, in addition, we have a working contract with a large maintenance company who supplies us with all the larger scale maintenance.

Clients need to pay only for the maintenance charges, there are no additional fees collected from us for this service.

 

Services for Tenants

 

 

24/7 email contact and after hours telephone for emergency cases.

Rental fees collections.

Utility follow up, collection and bill payments.

Assistance with documents required for residence and work permits.

Handling requests for repairs and maintenance.

Assistance with the connections of Internet, Cable TV, Telephone etc.

Our services for tenants are free of charge.



 

Renovations

 

 

Renovating your property can increase its value immediately by 20%-30%. This is why most of our clients choose to refurbish their properties.

Our objective is to maximize the quality of the renovation and at the same time minimize the cost for the client.

Renovation fee - 15% from the total renovation price.



 

Furnishing

 

 

Interior design.

Advice on quality, type of the furniture and appliances needed.

Price quotations.

Supervising the deliveries and assemblies.

Furnishing fee - 15% from the total furniture price.



 

Accounting Services

 

 

Cawkhill Ltd. does not have an in-house accountant, but we will refer you to our accountant who speaks  English.

Yearly accounting charge - 126.000 Ft including tax.



 

Legal Representation

 

 

We do not have an in-house lawyer, but we work with 2 different law firms. If you have any legal questions of problems we will happily refer you to one of them.

 

Take-Over Fee

 

We charge a 100 euro takeover fee for new apartments.
